Magic Millions Sales have a national network of thoroughbred horse sales with key centres at the Gold Coast and Adelaide. Statewest Planning was engaged to obtain the necessary approvals to establish a purpose built facility in Perth, specifically in the Swan Valley.

Sourcing and organizing specialist consultants to address:
- Drainage
- Geotechnical issues
- On-site effluent disposal
- Traffic assessment (safety and management)
- Bushfire impact
- Building design
- Acoustic impact
- Environmental impacts (including potential black cockatoo habitat trees)
- Public art

Challenges faced

This project generated interest from all levels of the local authority – both Councillors and Council staff at the highest level. The use itself is not listed in the Councils Scheme so every aspect had to be considered in a unique way. It involved a wide range of challenges to enable it to fit into the special environment of the Swan Valley, which has its own separate Planning legislation, and considerable co-operation of the Agencies involved.
